Starting with the average days on the market, we've noticed a slight increase, moving from 42 days in September to 48 in October. What does this mean for you? Well, it’s a signal of a typical seasonal slowdown. Properties are taking a bit longer to sell, but don’t worry, this is a common trend as we approach the holiday season.

New Listings:

In terms of new listings, there was a minor dip from 949 in September to 879 in October. This reduction in fresh inventory is expected during this time of year, aligning with the traditional real estate sequence.

Sale Price:

Here's some good news for homeowners! The median sale price saw a modest increase, climbing from $480,000 in September to $482,750 in October. This resilience in property values is a positive sign, indicating that despite lower inventory and fewer transactions, demand remains healthy.

Number of Sales:

The number of completed sales experienced a notable drop, from 794 in September to 650 in October. This decrease is significant, but not unexpected, given the seasonal trends and broader economic context.

Overall, the El Paso County market is experiencing a typical fall adjustment. While there’s a slight cooling off in terms of sales velocity and volume, property values are holding steady. This scenario presents unique opportunities for both buyers and sellers.

For sellers, consistent sale prices coupled with lower competition could be helpful. And for buyers, while choices might be fewer, less competition could mean a more hassle-free buying experience.
